These terms and conditions outline the rules and guidelines for using Bulvds' services. By signing up for Bulvds, users confirm that they have read and agreed to these terms and conditions. These terms apply to all users of Bulvds, including property renters, landlords, and agents. If you do not agree to any part of these terms, please discontinue use of our services.

Interpretation

For ease of understanding, "You," "your," and "User" refer to any person or organization registered to use Bulvds' services, whether as a renter, agent, or landlord. "We," "us," and "our" refer to Bulvds, the platform and its affiliated services.

Cancellation Policy

Reservations

This section applies to all renters who have made a reservation through the Bulvds platform. Please review the following details carefully regarding cancellations and changes to your reservation:

Free Cancellation Window

You can cancel your reservation for free up to 7 days before your check-in date. No charges will apply, and you will receive a full refund of any payments made.

Cancellation After Free Window

If you cancel within 7 days to 48 hours before check-in, a cancellation fee of 50% of the total booking amount will apply. The remaining balance will be refunded to your original payment method.

Cancellation Within 48 Hours of Check-in

If you cancel within 48 hours of check-in, no refund will be issued, and 100% of the booking amount will be charged.

No-Show Policy

In case of a no-show (failure to check-in without prior cancellation), no refund will be issued, and 100% of the booking amount will be charged.

Changes to Reservation

Modifications to your booking, such as changes in check-in/check-out dates, are subject to availability and may incur additional fees. Please contact us at least 48 hours in advance to request any changes.

Refund Process

Refunds, if applicable, will be processed within 7-10 business days to your original payment method.

Fee Policy

The fees associated with using the Bulvds platform vary depending on the service provided, the user type (e.g., renter, agent, landlord), and the specifics of each transaction. While Bulvds charges certain fees, many other fees are set by property managers or specific service providers.

Platform Fee

Bulvds charges a 2% platform fee on all bookings and rentals made through the platform. This fee is calculated as a percentage of the total booking or rental amount and is applied at the time of transaction.

Reservation Fee

The reservation fee is the main fee for rentals and short-lets. This fee is required when a renter books a property and is typically paid at the time of reservation. In terms of refund policy relating to reservations, refer to our Cancellation Policy for Reservations.

Refundable Caution (Security Deposit)

Renters may be required to pay a refundable caution or security deposit at the time of booking. This deposit is refundable at the end of the rental period, provided the renter completes their stay without any issues or damages to the property.

Service Fees

Service fees may apply based on additional services that accompany the lease, such as maintenance, utilities, or other amenities. These fees are determined and set by the property manager and will be disclosed at the time of booking.

Additional fees may apply based on the nature of the transaction or requested services. These fees are set by the property manager or service provider and will be disclosed at the time of booking or when additional services are requested.

Property-Specific Policy

Overview

Each property listed on Bulvds is subject to the property-specific policies set by the property manager or owner. These policies are important to ensure the proper use and maintenance of the property and to ensure the satisfaction of both renters and agents/landlords.

Property Listings and Accuracy

Property managers are responsible for providing accurate and up-to-date information regarding each property, including location, pricing, amenities, and availability. Renters are encouraged to review all listing details carefully before making a booking or renting.

Property Access and Use

Renters must adhere to the access and use rules established by the property manager. This includes, but is not limited to, checking in and checking out at the specified times, maintaining the property in good condition, and adhering to any house rules provided by the property manager.

Property Maintenance and Repairs

Property managers are responsible for ensuring that the property is in good condition and suitable for occupancy. Renters should promptly report any maintenance issues to the property manager, and reasonable efforts will be made to resolve any issues in a timely manner.

Noise and Behavior

Renters are expected to be respectful of the property and its surroundings. Any behavior that disturbs neighbors or violates the community rules set by the property manager can result in penalties or eviction from the property.

Pets and Smoking

Any pet policies or smoking restrictions specific to the property will be clearly outlined in the property listing. Renters must follow these rules or may face penalties or additional cleaning fees.

Property-Specific Fees

Additional fees related to the use of specific property services or amenities may apply. These fees will be communicated at the time of booking by the property manager.

Termination of Stay

Property managers reserve the right to terminate the stay of any renter who fails to comply with the property-specific policies or engages in illegal or inappropriate behavior during the stay.

General Terms and Conditions

By using the Bulvds platform, you agree to abide by the following general terms and conditions, which govern your access to and use of our services. These terms help ensure a safe, fair, and efficient experience for all users.

Account Responsibility

You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. If you suspect any unauthorized use, you must notify us immediately to prevent any further misuse.

Prohibited Activities

You agree not to engage in any activity that could damage, disrupt, or negatively impact the platform or its users. This includes, but is not limited to, fraudulent activity, misrepresentation, and unlawful conduct.

Dispute Resolution

Any disputes arising from these terms or your use of the platform shall be resolved through arbitration or mediation, rather than through court litigation. The venue for resolving such disputes will be as determined by Bulvds, and all parties agree to attempt to resolve issues amicably before taking legal action.

Changes to Terms

Bulvds reserves the right to update or modify these terms at any time. Any changes to the terms will be posted on the platform or notification by email, and you are encouraged to review them regularly. Continued use of the platform after any such changes will constitute your acceptance of the new terms.

Termination

Bulvds may suspend or terminate your access to the platform at its sole discretion if you violate these terms or if your use of the platform is deemed harmful to other users or the platform itself.
